Fire Door Remedial Works
Practical remedial solutions for existing fire door sets.
A fire door can fail an inspection for many reasons, but a failed inspection does not automatically mean that the complete door set needs replacing.
Where an appropriate repair is possible, East Anglia Fire Doors provides targeted remedial works designed to address identified defects while retaining serviceable components.

Typical Fire Door Defects
Defects commonly encountered on existing fire door sets include:
- Excessive or inconsistent gaps
- Door leaves that have dropped or become misaligned
- Damaged or unsuitable hinges
- Missing, damaged or poorly fitted intumescent and smoke seals
- Door closers that do not close the door correctly
- Damaged frames, stops or lippings
- Inappropriate previous repairs or alterations
- Defective or unsuitable ironmongery
- Excessive threshold gaps
- Damage caused through normal use
- Issues at the interface between the frame and surrounding wall
The appropriate repair depends on the individual door set. We do not assume that the same repair is suitable for every door.
Repair Rather Than Replace
Where the available evidence and condition of the door set support remediation, repair can often provide a more proportionate solution than complete replacement.
This can reduce unnecessary cost and disruption while extending the useful life of an existing door set.
Equally, we will not recommend repeated repairs where replacement is the more appropriate solution.
Working From Inspection Reports
If your organisation has already commissioned a fire door inspection, we can use the resulting report or remedial schedule to help establish the required works.
We can work from reports produced by East Anglia FireScope or another competent inspection provider.
Where the proposed repair requires further information or the existing construction is unclear, this will be identified rather than assumed.
Remedial Programmes
For buildings containing multiple fire doors, works can be organised into a planned remedial programme.
This may allow works to be prioritised according to the client's existing inspection findings, fire risk assessment and operational requirements.
For occupied premises, programming can be coordinated to minimise disruption wherever reasonably practicable.
Have a Remedial Schedule Ready?
Send us the report or schedule and we'll discuss the scope of works with you.
