Fire Door Installation & Replacement

Complete fire door set replacement and installation for existing buildings and new requirements.

A fire door is more than a door leaf. Its performance depends on the complete assembly, including the leaf, frame, glazing where applicable, seals, ironmongery, closer, installation and the interface with the surrounding construction.

East Anglia Fire Doors takes a door set approach to replacement and installation.

When Is Replacement Appropriate?

Not every failed fire door requires replacement. However, there are circumstances where continued repair is no longer the appropriate option.

Replacement may be considered where:

  • The door or frame is significantly damaged
  • The existing construction cannot be adequately identified
  • Previous alterations have compromised the door set
  • The door leaf or frame is unsuitable for the required application
  • Damage is too extensive for an appropriate repair
  • Repeated repairs are no longer economical
  • The required performance cannot reasonably be achieved with the existing assembly

We assess the available information and condition of the door set before determining the proposed scope of works.

Survey & Measurement

Correct installation starts before the replacement door set arrives on site.

Where required, we undertake a pre-installation survey to establish dimensions, wall construction, configuration, ironmongery requirements, glazing requirements and other relevant site conditions.

In refurbishment projects, some elements may only become visible once existing architraves or components are removed. Where this applies, it will be identified within the quotation or project documentation.

Complete Door Set Installation

Depending on the project requirements, replacement installations can include:

  • Fire-rated door leaf and frame
  • Intumescent and smoke seals as required
  • Hinges
  • Latch or locking arrangements
  • Door closer
  • Fire door signage
  • Glazing and vision panels where required
  • Protection plates and other appropriate ironmongery
  • Linear gap fire stopping between the frame and supporting construction
  • Removal of the existing door set
  • Making good following installation
  • Responsible disposal of removed materials

Products and installation methods are selected according to the requirements of the particular project and the supporting evidence for the proposed door set.

Working in Occupied Buildings

Many fire door replacement programmes take place in buildings that remain operational throughout the works.

We understand the need to coordinate work carefully around residents, staff, visitors and normal building operations.

Programming, access, temporary disruption and the sequencing of works can be discussed before the project begins.

Digital Records & the Golden Thread

Installation information is digitally recorded, providing a clear record of the completed works and supporting the golden thread of fire safety information.

Relevant product information, installation records and supporting documentation can be retained and provided digitally as required for the project.

This provides building owners, responsible persons and facilities teams with accessible information about the installed door sets for future inspection, maintenance and management.
